Does my garage/stable need planning permission or a
building warrant?

Although every local authority differs they are some general rules to find out if your garage/stable requires planning permission or a building
warrant.

Garage Planning Permission guide

Under planning law a garage/shed WITHIN 5 METRES OF YOUR HOUSE (around 16ft 5ins) counts as an extension to the house.

Stable Planning Permission

There are permitted development rights for certain equestrian buildings, meaning you do not require planning permission within an area classed as garden as long as you adhere to certain regulations. However, with the exception of towable shelters we advice you contact Thistle with the details of your proposal and we will enquire and, if required, begin the planning process.

Building Warrant guide

As a general rule your garage/stable will require a building warrant if:

The area of the building is greater than 30 square metres.

The garage is structurally connected to your house.

It contains any heating appliance designed to burn solid fuel
(including coal, wood and peat) gas or liquid fuels (including oil and
paraffin); or

It is located within one metre of the house and less than 500mm from the boundary.

Is situated on land within the boundaries of which there are harmful or dangerous substances.
